Portugal Property Transfer Tax Calculator

Enter the property's value and see how much you'll pay in IMT and Stamp Duty at the deed signing -- with 2026's tables (mainland) and the IMT Jovem exemption.

How we calculated this

IMT uses a bracket table: we find the property value's bracket, multiply the value by that bracket's rate, and subtract the "parcela a abater" deduction (in the two highest brackets, the rate applies to the full value, with no deduction). Stamp Duty is always 0.8% of the same value. The IMT Jovem exemption, when it applies, zeroes both up to €330,539, or applies them only to the difference above that up to €660,982.

Frequently asked questions

Is IMT the only tax due at the deed signing?

No -- besides IMT, you always pay Stamp Duty (0.8% of the value), even when IMT is zero. On top of these come costs that aren't taxes: the deed or private authenticated document, land registry, and any bank fee if there's an associated mortgage.

How does the IMT Jovem exemption work?

If you're 35 or under, you're buying your first permanent own home, you're not a dependent for IRS purposes, and you haven't owned a home in the last 3 years, you get a full IMT and Stamp Duty exemption up to €330,539, and a partial exemption (you only pay on the difference above that value) up to €660,982. Above that, there's no benefit.

Is the value to use the deed price or the tax value?

It's always the higher of the two -- the price declared in the deed, or the property's Valor Patrimonial Tributário (VPT, its official tax value), whichever is higher. This calculator assumes you've already entered that reference value.
